  • No planning permission required: This isn’t always the case, however, for most standard properties, you won’t need to apply for planning permission to convert the loft, as long as you stay within the existing roof space.

  • Simple construction process: The construction of a loft conversion is generally fairly simple. The space simply needs to be insulated so that it can be used like every other room in the house.

  • Quick turn around: Because of the simple construction process, loft conversions generally have a pretty fast turn around. They usually take around 1 month to be completed.

Cons:

  • Space is limited: As loft conversions must be restricted to the existing roof space, you won’t gain a whole load of extra space; there’s usually just space for one or two more rooms.

  • More space guaranteed: When you dig down to create a basement, you can create a space that has the same floor plan as your existing property, making it a larger space.

  • Simple shape: Basements tend to be simple, rectangular shapes, meaning that you can fit multiple spacious rooms that optimise the space.

  • Ideal for large living areas: This optimum amount of space and simple shape means that a basement makes for a great new living area or an entirely separate annexe or flat.

  • Can have its own entrance: Unlike a loft conversion, a basement extension can have its own entrance which can be hugely beneficial- this does depend on your property though.

Cons:

  • Planning permission required: Whilst this isn’t always the case, you’re more likely to require planning permission for a basement extension.

  • Longer construction time: A basement will take much longer to construct, particularly if you need to wait for planning to be approved. It will take at least several months.
